The years 2020 & 2021 saw, arguably, some of the craziest years in real estate history. Last year, 61% of CA houses sold for over the asking price. Both the share of sales with multiple offers and the average number of offers received reached their highest levels since 2013. At only 8 days on market, 2021 saw the shortest median amount of time-on-market in 35 years. A whopping 60% of accepted offers were non-contingent (not subject to appraisal, financing, inspections, etc.) and cash purchases accounted for 20% of all home sales. That was one crazy year and it leaves many of us wondering, w
hat will 2022 look like?

While the general consensus is that the rate of housing appreciation will slow down there is some debate over how much. Since 1980, home prices have climbed approximately 4.6% per year. Over the past year price growth (at 19.8%) is four times that level. Most models predict growth in 2022 to be somewhere between 7-12% but there are a few models that predict much slower growth and one model even predicts prices will drop slightly.

With the Fed cutting back on economic stimulus plans interest rates are predicted to increase which will help to slow demand and take some pressure off home prices. Even with this increase, it does not indicate that it will weaken the housing market. The mismatch between supply and demand, driven by the influx of millennial home buyers and a housing supply shortage, will ensure that demand remains strong through 2022.

Lighted Art Festival in Downtown Napa
The 2022 Napa Lighted Art Festival, a free celebration of creative arts, technology and lights, is a walkable experience featuring nine art sculptures and installations that amaze and amuse, while sparking creative thinking and inspiration.
This year, the outdoor festival has been extended to eight weeks – from Jan. 15 to March 13 – providing plentiful opportunities for visitors and locals to enjoy this truly unique celebration. Viewing hours are from 6 to 9 p.m., Monday through Thursday, and from 6 to 10 p.m., Friday through Sunday.

Napa Lounge is a new sports bar with TruGolf Vista Pro12 golf simulator next to Subway off Kaiser Road near the DMV in south Napa. The
grand opening is on Jan. 10 but they are open now.
They have a full bar and serve bar bites. The hours are
3 to 9 p.m. except Tuesdays and they will open at noon on Sundays.

Mary Elizabeth Restaurant at the Cambria
Mary Elizabeth is the new restaurant at the newly opened Cambria hotel on Soscol Ave. It features a straight-forward menu with locally inspired dishes, world-class wines and local craft beers from Napa breweries.
They serve breakfast and dinner during the week plus a Sunday brunch. Dine indoors or outdoors on the sundeck. They also have a 24-hour marketplace with freshly prepared grab-and-go options.

The Covid pandemic is creating another little-known land rush. Some investors are paying millions for plots of land — not in New York or Beverly Hills. The plots don't physically exist here on Earth.
Rather, the land is located online, in a set of virtual worlds that tech insiders have dubbed the metaverse.
